Berj Arakelian discusses loan options for real estate investors.
Listen to the interview on the Business Innovators Radio Network:
A few different types of mortgage loan options are available to real estate investors. The most common type of loan is the conventional mortgage loan, typically used to purchase primary residences. However, investment property loans are also available for those looking to buy rental properties or other investment properties.
Berj shared: “The biggest difference between investment property loans and primary conventional mortgages is the down payment requirements. Conventional mortgages for a primary residence typically require a down payment as low as 3% of the home’s purchase price, while investment property loans require a down payment of at least 20%. The income requirement for an investment property can be different from a primary home. Income for an investment loan can be stated or removed altogether based on the property, and this can make it easier for investors to get started in the real estate market, as they won’t need to verify their current income.”
Investment property loans also tend to have higher interest rates than conventional mortgages, so comparing rates from different lenders is crucial before choosing a loan. Additionally, most investment property loans require borrowers to have good credit, as they are considered higher risk than primary residences.
Anyone considering investing in real estate must be sure to research all their mortgage loan options to find the best fit for their needs. With careful planning and execution, real estate can be a great way to build long-term wealth.
